We will provide you with a free rental valuation that reflects the current market conditions and the size, condition and location of your property. We advertise your property on our website and through major web based property portals. We accompany all suitable prospective tenants on viewings. Tenants are thoroughly vetted and if appropriate we will request a guarantor. We will carry out tenant ID Checks, confirmation of employment status and obtain former landlord and employment references where applicable.
We carry out inspections to make sure that there are no outstanding maintenance issues and that the Tenants are taking good care of the property. With your permission we will organise approved contractors to carry out any necessary work, including Annual Gas Safety Certificates, Energy Performance Certificates - EPCs, and Electrical Installation Condition Reports keeping you constantly informed of costs and giving copies of the contractors invoice so maintenance charges are fully transparent.
We are available 24/7 in the case of an emergency arising. We Live in Locally. Landlords and tenants are given all methods of contacting us.
Rent will be paid to you monthly in line with receipt of rent. Statements can be emailed directly from our dedicated rental accounts system. Each month you will receive a detailed statement listing rental income, any expenditure incurred and our agreed fee.
All Deposits are held by the DPS - Deposit Protect Service which is a custodial scheme.
There are no fees for arranging or renewing the tenancy and no arrangement fees or costs for inventory photos.

Client Money Protect

Their schemes make sure landlords and tenants are compensated if an agent cannot repay their money, for example if an agent goes into administration.
Landlord Fees
For Our Services, the charge we make to our Landlords is an agreed commission fee each month plus VAT, any invoices for works carried out by contractors are deducted from the monthly rental, a copy of the invoice is supplied, we do not add a fee on top of this. Unlike other agents we do not charge any other additional fees.
For Our Tenant Find Service, we will market your property, obtain tenant references, prepare an Assured Shorthold Tenancy Agreement, you will be responsible for registering the Deposit. Please contact us for more information.
