Whilst most of our Landlords Let their properties to private Tenants, we also have Landlords who will accept Tenants in receipt of Benefits, Universal Credit and where a Guarantor is required.
All Tenants will require various references, an deposit and a monthly payment in advance on the first day of the tenancy. All of these issues will be fully explained to you in person as all prospective Tenants are interviewed by us before being approved as suitable. Tenants have to show proof of their Right to Rent. We ensure all Tenants are aware of their obligations.
We are part of the Deposit Protection Scheme - 'DPS' ensuring your deposit is protected and lodged in the Government authorised scheme . You will be given a certificate to show your deposit is lodged and a copy of their T&Cs.
How to Rent
is a government produced guide that all Tenants are given at the start of their Tenancy Agreement

You will be expected to keep the property in excellent order including the regular cleaning of windows and maintaining the gardens and driveways of the property. If you are renting a flat or house with communal areas you will be expected to adhere to the covenants that are in place, for example: No bikes or pushchairs should be left in the communal hallways. You will be expected to report any issues as they arise with regard to the property.

Tenant Fees
From 1 June 2019, if you start or renew a tenancy, you can only be charged fees in the following situations.
Late payment of rent
You may be charged a late payment fee once you are 14 days late with rent. (3% APR)
Lost keys or fobs
You will be charged the reasonable costs of a replacement.
Ending your tenancy early
You can be charged if it is agreed to let you end your fixed term tenancy early or leave without giving notice. This charge will cover any loss incurred by your landlord and your agent’s reasonable costs.
Changing or assigning your tenancy - by you the tenant
We reserve the right to charge £50 +VAT if you want to change a term in your tenancy, amend it or assign it to someone else.
Client Money Protect This link will take you to our client money protection certificate to reassure you that your money is safe with us. CMP schemes protect client money which is received by agents. Their schemes make sure landlords and tenants are compensated if an agent cannot repay their money, for example if an agent goes into administration.
